Title: Sr. Project Manager, Special Projects, Engineering and Project Management
Reports To: Director, Engineering and Project Management
Position Summary:
Lead and provide oversight with special projects including assisting with project fee estimates, specification design, budgets, and schedules. Project manage insurance related building losses, including coordination with building operations, and internal and external partners. Support Operations Services with the delivery and implementation of special projects including site intensification opportunities, conservation and sustainability initiatives, security, telecommunications, and fiber equipment migration planned to positively enhance the tenant experience.
Responsibilities:

Collaborate with insurance adjusters, engineers, architects etc. to review and or develop specifications as required.

Contribute to capital budget planning within Operations Services and all other Departments.

Lead and or participate in meetings with other CAP REIT internal teams/stakeholders to ensure that all projects start on time and remain on schedule.

Provide oversight, supervision, motivate, train, develop and mentor Project Manager’s & or Project Coordinators that may report to you.

Create and manage/track project budget and report unforeseen expenses as required.

Review Change Order’s being proposed and provide recommendations to the project lead.

Identify project issues and deal with those that can be resolved within the project team; for larger, more complex issues, escalate to key project stakeholders.

Work closely with the Procurement lead to assist in the preparation of specifications for repair/construction work to be included as part of a tendering package.

Carry out Site Audits, property inspections and provide analysis and assist in the preparation of capital expenditure budgets, including all health and safety standards are being adhered to

Project manage various special projects within the portfolio, assessing quality and quantity control of general contractors and consultants responsible for the delivery of the project.

Assist with energy audits and implementation of projects including sub-metering initiatives.

Support tracking all special projects Emergency Unplanned Emergency Requests (EUBR) and assist by investigating site conditions and the development of specifications as required.

Maintain and constantly improve cost reduction initiatives relating to maintenance and repairs throughout the portfolio.

Support the procurement department in vendor selection, tender evaluation and award recommendation.

Lead and o assist in the preparation of bid analysis and recommendation letters and review and approve progress invoices.

Leading discussions and working effectively with senior leaders.

Support software enhancements to track projects and time management.

Provide guidance and share PM best practices with Technical Services Mangers and other internal stakeholders.
Required Skills:

Knowledge and application of safety and environment principles and procedures

Familiarity with quality and health and safety standards

In-depth understanding of building restoration, procedures and materials and project management principles

Proven project management experience in multi residential operations

Strong planning, communication, organizational, and time management skills

Qualifications:
-
Post-secondary education in Property Management Operations, Technical Studies, Building Science, Construction Management, Professional Designation an asset.

Minimum 5-10 years of relevant experience with carrying out investigative building reviews, project management and quality control of restoration and construction projects.

Capable of establishing and maintaining effective working relationships with internal operational and management teams and external associates and vendors.

Demonstrates the ability to manage time effectively, prioritize and work under pressure to meet multiple deadlines.

Required to travel to support and lead projects across Canada.
